In our SMART flats project in Nové Butovice, we have designed flats that care about your future. Imagine a situation, for example, where you know now that you want a 3+kk flat, but are afraid that you will find a 2+kk enough a few years from now.
Conversely, you may find a 2+kk enough now, but you know you will want a family and your flat would be too small soon.
Modular flats therefore offer not only a solution to your housing needs in terms of the size of your flat, but this solution also cares about your money and its value in future.
Imagine that you will simply rent out the smaller of the flats, which you are not using now, which will generate a regular income.
Example:
When buying the modular flat M1022-3 at a price of CZK 5.5 million, the mortgage instalment will be CZK 22 thousand (repayment period 25 years, own resources 15%, current interest 3.04%).Calculate your own mortgage rate
You can rent out a 1+kk flat in Nové Butovice at CZK 11 thousand on average, which you can utilise for partial repayment of your mortgage.
The result is a situation where you own a 3+kk flat and your mortgage repayment is approximately halved.
The flats can be connected at any point in future to use the entire resulting area of the modular flat for own living.
How have we managed the modular flats technically?
- the flats are designed with the “modular” vision from the very start of the project, i.e., it is not an ad hoc, technically unpremeditated solution (sure there are lots of projects on the market where the developer declares two unsold flats beside each other as modular, but such a connection will likely not work and will have numerous defects)
- both the flats will have the front doors retained
- in the event of a connection of flats, the unused front door can be masked in the interior on the client’s request so that they are invisible (client modification)
- the new doorway between the flats will be filled with an interior door of your choice (free of charge as standard)
- the flats are furnished so that they can be divided at any point (sold, rented out) – they have separate energy metering and utility connections
- The two units will still act as separate towards authorities – so the structural modifications do not have to be reported
